Drainage Solutions & French Drains in Seattle & Tacoma, WA

Water is the number one cause of property damage in Western Washington. We get more rain than most parts of the country, and when that water has nowhere to go, it pools in yards, seeps into crawl spaces, and erodes soil. Innovation Excavation installs drainage systems that direct water away from your home and property so you stay dry.

We install French drains, catch basins, dry wells, swales, and perimeter drainage systems for residential and commercial properties across the Seattle-Tacoma area.

01.
French Drains
A French drain is a perforated pipe buried in a gravel trench. Water flows into the pipe and gets directed away from problem areas to a safe discharge point. French drains work well for yards with low spots, slopes that funnel water toward structures, and areas where the soil does not drain naturally.
02.
Catch Basins and Surface Inlets
Catch basins sit at low points in the yard and collect surface water before it can pool. The water flows through an underground pipe to a discharge point. We size catch basins based on how much water needs to move and install them at the right elevation to catch runoff before it becomes a problem.
03.
Downspout and Roof Drainage Systems
Your roof collects a massive amount of water in a Pacific Northwest rainy season. If your downspouts dump water right next to your foundation, that water finds its way in. We extend downspouts underground and route them to a proper discharge point away from your home.
04.
Perimeter Drainage Systems
Homes built without proper perimeter drainage often have wet crawl spaces and foundation walls. We excavate around the perimeter, install a drain system, and backfill with gravel to move water away from the structure. This work often goes hand in hand with waterproofing or crawl space improvements.

Swales and Grading for Natural Drainage

Homes built without proper perimeter drainage often have wet crawl spaces and foundation walls. We excavate around the perimeter, install a drain system, and backfill with gravel to move water away from the structure. This work often goes hand in hand with waterproofing or crawl space improvements.

Why Western Washington Needs Good Drainage
The clay soils common in much of King County and Pierce County hold water instead of letting it drain. When you combine that with 35 to 50 inches of annual rainfall, water management is not optional. It is a foundation of good site development. We have seen the damage that bad drainage causes, and we know how to fix it.

Signs You Have a Drainage Problem

Frequently Asked Questions

If water pools in your yard or near your foundation after rain, a French drain is likely the right fix. We walk your property and look at how water moves across it before recommending a solution. Sometimes a simple grading fix does the job. Other times a full drain system is the right call.
The water discharges to a safe point away from your home. That might be the street, an existing storm drain connection, a dry well, or a low area of your property where water can disperse safely. We plan discharge points carefully to avoid creating a new problem somewhere else.
Often yes, but it depends on where the water is coming from. Surface water and roof runoff are handled well by drain systems. If water is moving through the soil under hydrostatic pressure, a combination of exterior drainage and interior waterproofing may be needed. We assess the source of the problem before recommending a solution.
A standard French drain installation for a residential property takes one to two days. Larger systems with multiple catch basins, long pipe runs, or difficult soil conditions can take three to five days. We give you a clear timeline before we start.
